The 11 story mixed use residential development is located within Sarasota’s Downtown Core at the southwest corner of Cocoanut Avenue and 4th Street. The project occupies a 15,750 square foot site and comprises approximately 102,750 square feet of total building area, including 18 luxury residential units and 1,500 square feet of street level retail. Residential layouts emphasize openness and light, with expansive floor plans, generous balconies, and double height living spaces oriented south. Penthouse residences feature 14 foot ceilings that enhance volume and natural light. At street level, a 21 foot high linear volume wraps both frontages, housing a double height lobby and active retail spaces that conceal two levels of structured parking behind a transparent and pedestrian focused street wall. A fully glazed, double height bicycle room serves as a resident amenity while contributing to the vitality of the streetscape.

The development provides 45 off street parking spaces, with 38 reserved for residents and 7 designated for public use. Public parking is accessed directly from the structured parking entry, with 2,850 gross square feet dedicated to public parking to qualify for a zoning incentive allowing a floor area bonus on the 11th floor. The proposed bonus level measures 5,944 square feet, remaining well within the allowable maximum. All parking, mechanical, and refuse functions are accessed from the rear alley to maintain a clean street presence. Life safety and building operations are addressed through two fire stairs spaced more than 30 feet apart, a dual trash and recycling chute system, and alley based service access. Above the parking structure, a full amenity level includes a swimming pool, fitness center, outdoor grilling area, golf simulator, and private guest suite, culminating in a shaded rooftop terrace overlooking Downtown Sarasota.
