Inside a tower already recognized for its design legacy, the Donnelly Condo brings new life to a Sarasota icon. Located on Ocean Boulevard in Siesta Key’s Terrace Building, this 1,168-square-foot residence occupies the 14th floor of the 1970 landmark originally designed by Frank Folsom Smith. Halflants + Pichette Studio for Modern Architecture reimagined the interior as a refined modern home that balances history with clarity and light. The renovation transforms a two-bedroom, two-bath layout into an open living space defined by texture, tone, and precision.
A seamless 15-foot concrete counter anchors the main room, cantilevering outward to become the dining table. The counter was poured in a single cast, emphasizing continuity and craftsmanship. The former corner windows were replaced with seven-panel bi-fold glass doors that open completely to the Gulf, dissolving the boundary between inside and out. Porcelain tile, smooth concrete, and warm wood finishes work together to create an atmosphere that feels natural and understated yet contemporary.





This Siesta Key design-build renovation exemplifies Halflants + Pichette’s approach to modern coastal living—where structure, surface, and sunlight align in a clear architectural expression. Every detail, from the fold of the bi-fold doors to the edge of the concrete countertop, was crafted to reflect light and simplify form. The result is an interior that honors the original architecture while introducing a new sense of space, openness, and material honesty within one of Sarasota’s most celebrated modern towers.
