Located just steps from the Gulf of Mexico, the Guberman-Kennedy Residence was designed and built through the architect-led design build approach of Halflants + Pichette, leading Venice FL architects. The narrow lot sits behind a taller neighboring structure that blocks direct views of the water. To address this challenge, the home was precisely positioned to align with the setback corridors of adjacent properties, restoring framed sightlines toward the Gulf and creating a private yet open living experience.
The plan divides the house into two wings. The main living spaces occupy the upper level, where openings through the setbacks capture views of the horizon. The ground floor includes the entry, guest bedrooms, and a separate living area to give visitors privacy while maintaining the family’s daily life above. This arrangement maximizes sunlight and airflow while responding to the site’s limited width. The orientation also allows the house to track seasonal light, with the kitchen framing winter sunsets and the living room opening to summer ones.
