Kumquat II

Kumquat Court is a mixed-use development in downtown Sarasota designed by Halflants + Pichette. The project combines commercial and multi-family residential architecture to strengthen the pedestrian experience and bring new vitality to a once-overlooked street. The design introduces nine residential condominium units positioned above surface parking, with a ground floor dedicated to a lobby and flexible commercial or office space. The building’s proportions and detailing align with the surrounding urban fabric while adding a distinctly modern character.

Ground-level spaces feature thirteen-foot ceilings and large storefront openings that activate the street and invite daily use. A widened sidewalk, new landscaping, and shaded areas improve the comfort and walkability of the block. Each residence includes a balcony oriented toward the street, creating a connection between private living areas and public life. Inside, fourteen-foot ceilings in the main living spaces bring daylight deep into the units, reinforcing a sense of openness and volume throughout.

URBAN RENEWAL THROUGH MIXED-USE DESIGN

A dramatic cantilevered awning defines the lobby entrance and provides shade along the sidewalk. This architectural element introduces depth and rhythm to the façade, linking the residences above with the public space below. The layering of materials and forms creates a balance between modern expression and human scale, giving Kumquat Court a clear identity within downtown Sarasota.

As Sarasota architects, Halflants + Pichette designed Kumquat Court to blend residential livability with commercial activity in a single cohesive structure. The project contributes to the ongoing revitalization of the city’s urban core by enhancing the pedestrian realm and promoting mixed-use development. Through thoughtful detailing and proportion, the building demonstrates how contemporary architecture can reinvigorate a street while maintaining Sarasota’s approachable, community-oriented character.
