On a trapezoidal bayfront site, the Longboat Key Residence was designed by Halflants + Pichette to capture the full range of Sarasota Bay views while responding to the site’s unique geometry. The home’s L-shaped floor plan defines an outdoor shaded room at its center, where a raised pool and spa open directly to the waterfront. This arrangement creates a private outdoor space that serves as the heart of family life while maintaining strong visual and physical connections to the bay.
The covered porch along the bay side is protected by a roof terrace positioned more than twenty feet above. Slender steel columns support the terrace and give the structure a light, open appearance. A perforated aluminum stair connects the pool terrace to the roof level, adding a sculptural detail that enhances the home’s modern character. Inside, a glass bridge links the entry and dining areas beneath a continuous skylight, filling the center of the home with daylight and defining the circulation path.

To achieve the deep roof projection, the home uses a system of concrete and steel designed for both strength and precision. A primary steel beam spans between concrete supports and a wing wall, while lighter steel joists cantilever outward to form the extended overhang. Corrugated metal decking completes the assembly, creating a structure that feels both solid and refined. The decks below step down toward the water, mirroring the line of the bay and reinforcing the home’s relationship to its site.
The Longboat Key Residence illustrates Halflants + Pichette’s expertise in creating modern coastal homes that combine structure, light, and livability. By blending engineered overhangs with open waterfront spaces, the design balances technical performance with visual simplicity. The result is a Sarasota waterfront residence that expresses clarity in form, precision in construction, and a seamless connection to Florida’s coastal landscape.
