Risdon II, designed by Halflants + Pichette, is an eleven-unit mixed-use development in Sarasota’s Rosemary District. The project combines residential variety with commercial activation, reinforcing the neighborhood’s position as one of downtown Sarasota’s most vibrant urban communities. The architecture expresses both individuality and connection, introducing a modern façade that engages directly with the street while framing dynamic interior spaces above.

At the front of the building, a double-height terrace is carved into the façade, becoming a shared gathering space that defines the project’s identity. Lined with blue glazed ceramic tile and illuminated at night, the terrace serves as a visual landmark and a social hub for residents. The combination of material richness, scale, and light transforms the building into an active presence within the district, connecting public life and private living through design.

COLOR, COMMUNITY, AND URBAN ENERGY

Risdon II features a diverse mix of unit types designed for urban lifestyles. Two townhouses with direct street access open onto private garden courtyards, while one- and two-bedroom flats surround the shared terrace. Above, two-story penthouses include landscaped roof terraces with panoramic views of Sarasota Bay. This variety supports a community of residents with different needs and rhythms, unified by shared outdoor and social spaces.

Balconies project above the sidewalks to animate the street edge, and an exterior circulation path connects the front façade to the rear alley, creating a walkable link across the site. Inside, double-height living areas and floor-to-ceiling glazing bring daylight deep into each home.
