Vanguard Lofts demonstrates how multi-family housing in downtown Sarasota can combine private living with meaningful social connection. Designed by Halflants + Pichette, the project redefines urban residential life through layered outdoor spaces and thoughtful circulation. The residences are organized around a landscaped central courtyard that provides both openness and enclosure, giving the community a sense of identity within the city’s evolving downtown.
Every home connects directly to the courtyard through private yards, terraces, or balconies that create a strong relationship between interior and exterior space. The design introduces a balance of privacy and community by framing the courtyard with housing and enclosed garages that define a protected central core. This inward-facing configuration transforms an underdefined block into a cohesive urban enclave where residents can engage with one another naturally while maintaining a clear sense of personal space.




Shared amenities such as a fitness center, conference room, and rooftop terrace support a lifestyle that blends private comfort with community interaction. Circulation routes to these spaces are intentionally designed to encourage informal encounters without compromising privacy. The mix of open-air corridors, vertical movement, and accessible outdoor areas fosters connection and activity across all levels.
Three garden units line the street, each with a private office raised above the sidewalk to create separation and security. Behind them, living areas feature thirteen-foot ceilings that open toward the courtyard. Above, three multi-level townhouses extend vertically with five balconies and a rooftop terrace overlooking the city. Together, these configurations illustrate the variety and livability that define Halflants + Pichette’s approach to Sarasota multi-family architecture. Vanguard Lofts stands as an example of how contemporary design can shape vibrant, human-scaled neighborhoods within Sarasota’s urban core.
