Villa Ballada brings new life to Kumquat Court through contemporary multi-family residential architecture designed by Halflants + Pichette, Sarasota architects recognized for their expertise in urban development. The project includes twenty-two condominium units arranged above a concealed parking level. Along the street, a residential lobby and two small retail spaces activate the ground floor, masking the garage and maintaining a vibrant public edge. This organization strengthens the pedestrian experience and contributes to the growing energy of downtown Sarasota.
The design focuses on livability and connection to the street. Fourteen-foot-tall ground-floor spaces and a ten-foot-wide shaded sidewalk create a comfortable environment for walking, gathering, and daily interaction. The deep awning over the main entrance defines a clear point of access, while two sixty-foot wall panels along the lobby will serve as canvases for public art. Each condominium features a furnished balcony overlooking Kumquat Court, encouraging outdoor life and visual connection with the community.

Vehicular access is located along the rear alley to preserve the pedestrian nature of the street. The building’s massing, proportions, and setbacks are designed to align with the rhythm of the surrounding neighborhood while offering improved light and air for residents. By blending private living areas with active public frontage, the project supports both individual comfort and community engagement.
